Background and Introduction
Our energy team has looked at many options for
building your own home. In addition we have gathered and
tested many energy saving products. The ultimate goal of
this research and evaluation is to create business
profits for ourselves and the associates we work with.
Entrepreneurs are very important people in an economy. I
remember when I was a student at Johns Hopkins School Of
Advanced International Studies working for an MA degree
being very impressed by the role the entrepreneurs play
in moving a nation from the poverty level into the world
of prosperity. The entrepreneur was the key to progress.
When I was a student at Claremont Graduate School
working for a PhD, I started researching the role of
resources and new technology in improving the economy
and the standard of living.
Since then I have looked at many new technological
innovations and recently I have been working with
business people who are marketing and creating new and
effective products to improve life and increase business
profits.
Often times the inventors miss out on the prosperity
because they do not turn the innovation into something
that will create wealth in the market place. It is the
entrepreneur who takes the inventions and turns them
into business profits by using them in new and cost
effective ways that will be rewarded with prosperity.
In this report we will share what we have learned about
building a home that is cost effective. We will also
report on how to make it energy efficient. Finally we
will explore some ideas for taking these positive
innovations and creating business profits. Readers who
are interested in these goals are welcome to contact us.
How To Save Money By Building Your Own Home
We have not yet endorsed a building program but we have
picked a front runner that we will name the APlan. The
APlan will be connected to a middle class family with
good credit, a strong work ethic, reasonable talent and
some extra labor in the form of strong young workers who
are known as children and a son in law. The parents will
pay the basic bills, provide food (fuel) and manage the
various resources to create the cost effective house.
There will be many benefits. The parents will have a
dream home. The children will learn a way to make a
living which will be a fall back option if their white
collar goals fall short and of course they will learn
first hand why they should work on a great career so
that back breaking labor will not be their only option.
There is some precedent for this as we look back at
history and see the role that a family farm played in
creating an independent business and hard working
children who would then go out into the world with a
strong work ethic and respect for nature and adults.
The man of the house will be the inspirational leader
and the woman of the home will be the motivational
manager. The man will be focused on the benefits of
having hard working productive children and the woman
will be intrigued with the options of bringing the
family together in a custom made dream home.
In our research we discovered that the marriage may be a
bit strained by this type of venture because men and
women are different so we have picked a plan that is
very easy to do to reduce conflict and increase
cooperation.
The APlan has many benefits. It is designed for the
owner/builder and most of the technical work is done by
the company. This plan can be done in every state in the
USA. Projects have ranged from $100,000 to $3,000,000.
While the company does the hard part, the rest of it can
be done by the family which will save money. This means
that a large down payment will not be needed. In fact
the up front cash out lay will be $1000... which will
pay for some of the work.
When the project is done the savings will be equity in
the home and a down payment will have been made in the
form of sweat equity (on the part of the children) and
brain equity (on the part of the parents).
This benefit will make a new home affordable for many
more people and it is very attractive. The list of
benefits is extensive:
1. The Family Gets To Choose Features And
Quality
The family will choose what goes into the home and who
works on the home. They will inspect progress from the
inside out and from the top to the bottom. Creative and
freedom loving people will love this benefit.
2. The Financing Is User Friendly
Paying $1000 up front is much more attractive than
paying 20% to 30% cash up front. The company will make
the payments while the construction is taking place. The
family can live in their current home while building
this new home.
Inspection can be communicated with pictures and draws
can be made as needed to pay the subcontractors. You
will save the cost of a General Contractor. There will
be a building loan by people who know the system and a
long term mortgage that will be very competitive.
3. Savings For The Family
The company gives a comparative example of the benefit
of having cost savings come to them. They suggest that
by the time a family buys a home for $400,000 that the
closing costs can come to $10,000 so the cost is really
$410,000.
With this package the cost of the home is projected to
be $320,000 which includes interest, closing costs, land
and building costs. This is an advantage of $90,000.
More advantages come over the life of a lower mortgage
payment.
5. The Family Gets More Home For The Money
With more equity in the home the home value will
appreciate much more. With a smaller cost of interest
there will less money lost. The family ends up with more
value up front and much more value and money over the
long term.
Think of this as another retirement package. Think of
this as an estate that can be passed on to the labor
force (children) who will think often about the
inheritance to come.
6. Build Your Home And Build Your Family
After one week of flipping burgers the labor benefit has
very little more to offer the children. With this plan
the children learn how to work in a family, to respect
the parents, to build a home that has value and to have
a way to earn a living in live or to create extra
income.
The self esteem of the children and the family will go
sky high and the family will be more united and joyful.
7. The Benefits The Entrepreneurs Bring to the
Family
The company does the hard part. They have economies of
scale. They have factory controlled quality. They have
experience and expertise.
The hard part is the frame of the house. It is built at
the factory and comes with a roof and a floor. It goes
up quickly. Fewer materials are lost or stolen. The
quality is better and meets all the inspection and
engineering standards. The windows and doors are pre
framed. The sub contractors will have a quality project
to work on and inspection will be easy.
Action In follow up reports we will talk about how to
make this home energy efficient and how to use it to
launch a prosperous business (if done properly). For
readers who are interested in more information you are
welcome to contact us. We are looking for a group of
discount buyers and for potential fellow entrepreneurs.
